Waiting vs. Buying: Which Option Makes More Financial Sense?

As we know, the housing market can be quite a roller coaster. We can see this right now with the higher interest rates, and it has left most buyers wondering what they should do. Many are thinking that due to these higher interest rates, they would be better off waiting to buy a home until rates drop. However, based on your current financial situation, this might not be the best option for you.

 

Although it might seem counterintuitive, making the decision to buy now may be in your best interest for a of couple reasons. First, buying now allows you to start building equity sooner. Regardless of how the real estate market is performing, real estate has shown to be a stable long-term financial investment. Next, higher interest rates lead to less competition. As I said before, many buyers are currently discouraged by these higher rates, meaning that you are going to have less competition and a stronger negotiating position when trying to get the best deal on a home. Lastly, there is always the potential for refinancing. You could buy now with a higher interest rate and lower list price, then when interest rates decrease you could refinance and lower your monthly payments. It’s important to think about how you can always go back and change your monthly rate, but you can’t go back and renegotiate the price you bought your home for.

 

That being said, there are many other factors that go into the decision to buy now or wait. Before making any decisions, it’s very important to assess your current financial situation and to understand your local market trends.
